We are also requiring a CONFIDENTIALITY WAIVER be accepted by ALL of our clients; finaicial or non-financial. We would like to have a master confidentiality waiver on file. Additionally, each order placed through our main website incorporates a confidentiality waiver. We do this so we can use subject data as a comp in a future appraisal. Remember: Although appraisal services do fall under Bank Privacy Act laws most, if not all, of the information we want a waiver on is available through local auditor public records. We just would like to have more accurate and up to date info on a comp than is available at most auditor offices.

Effective 11/11/05: We are now imposing an "Underwriter Return Fee" of at least $150.00 on any appraisal we send to our financial clients that meets USPAP and Fannie Mae guidelines and is returned to us for anything other than accidentally omitted information. We have first hand information of other appraisers who are getting 20%-30% of work returned for minor "nitpicking" stipulations that are not violating guidelines or having an adverse effect on value. It's long past time for the appraisal community to work together to stop this underwriting nonsense. We will enforce imposition of this fee even it it costs us business.
